Overview

Canggu is Bali's most popular area for vacation rentals, but also the most problematic for compliance. Despite thousands of active Airbnb listings, the majority of Canggu falls within residential (yellow) or agricultural (green) zones. For foreign owners/PT PMA: yellow zones PROHIBIT short-term rentals—the OSS system will reject tourism permit applications. For Indonesian citizens: Pondok Wisata (homestay license) may be possible under strict conditions. Long-term rental (12+ months) is an option for all owners. Green zones are strictly prohibited for any commercial rental. WARNING: Nominee arrangements are illegal under Indonesian law.
