Zoning Distribution
Short-term vacation rentals permitted with proper NIB and Sertifikat Standar Pariwisata.
Residential zone. For foreign owners/PT PMA: short-term rentals are PROHIBITED—OSS will reject tourism permit applications. For Indonesian citizens: Pondok Wisata (homestay license) may be possible under strict conditions. Long-term rental (12+ months) is an option for all. WARNING: Nominee arrangements are illegal under Indonesian law.
Protected/agricultural zone. Commercial activities including vacation rentals strictly prohibited.

Areas outside ITDC control (Tanjung Benoa, Sawangan) have mixed zoning similar to other regions. For foreign owners/PT PMA: yellow zones PROHIBIT short-term rentals. Indonesian citizens may qualify for Pondok Wisata. Long-term rental is always an option. Note: nominee arrangements are illegal.
