Nusa Dua is Bali's planned resort enclave managed by ITDC (Indonesia Tourism Development Corporation). The area has the most tourism-favorable zoning in Bali—most properties are in pink zones where Airbnb permits are possible. However, ITDC-managed areas have additional development and operational standards beyond standard zoning.

Yellow Zone (Residential)20%

Residential zone. For foreign owners/PT PMA: short-term rentals are PROHIBITED—OSS will reject tourism permit applications. For Indonesian citizens: Pondok Wisata (homestay license) may be possible under strict conditions. Long-term rental (12+ months) is an option for all. WARNING: Nominee arrangements are illegal under Indonesian law.
