Seminyak is more established than Canggu and has more areas designated for tourism (pink zones) and commercial use (red zones). However, the area is not uniformly zoned—residential pockets exist throughout. Properties in pink zones can obtain Airbnb permits directly; yellow zones PROHIBIT short-term rentals for foreign owners/PT PMA—OSS rejects tourism permits. Indonesian citizens may qualify for Pondok Wisata. Long-term rental (12+ months) is an option for all. Note: nominee arrangements are illegal.

Zoning Distribution
Short-term vacation rentals permitted with proper NIB and Sertifikat Standar Pariwisata.
Residential zone. For foreign owners/PT PMA: short-term rentals are PROHIBITED—OSS will reject tourism permit applications. Mixed Zone Boundaries
Properties on the same street may have different zoning. A seminyak zoning check is essential—street address alone doesn't indicate permit eligibility.
Outdated IMB Permits
Older Seminyak properties have IMB (replaced by PBG in 2021). Seminyak property verification must confirm the permit matches current commercial use.
Higher Investment at Risk
Premium property prices (€250k-€500k) mean higher financial exposure if compliance issues surface after purchase.
